Closing costs can add up quickly. These are things like prepaids for taxes and home insurance. We typically estimate it to be 3% of the loan. Don’t have that kind of cash on hand? No problem! We love to negotiate with New Home Construction builders and resale sellers to get them to cover these costs! Many of our Military and Veteran clients moved into their new homes with $0.00 (or at very least, less than what it takes to move into a new apartment!! There are also programs that may be able to help cover these costs, such as Home Town Heroes!

You’re not alone! VA loans typically are more lenient when it comes to your credit. My advice is to apply and see where you stand. Worst case scenario, a good lender will give you directions on what to focus on so that you can be a homeowner ASAP!

I might be moving in a couple years, does it make sense?

Absolutely! Those couple of years could be paying into your own assets rather than some stranger. When it comes time to move, rent it to a fellow service member and let the government buy you a home!
